In 2010, Iron Bridge Real partnered with Triple J Enterprises, a local business with operations on Guam and Saipan, to develop 60 beachfront housing units on Saipan. Triple J had longstanding operating experience on Saipan and local contacts and Iron Bridge had significant affordable housing experience.
This was the first time affordable housing tax credits have ever been utilized in the Commonwealth of the Northern Mariana Islands.
The project was completed on time and on budget and maintains consistent 100% occupancy.
Legacy Impact on the Community:
Sandy Beach was the first new large scale, multi-unit residential project built in Saipan in over 20 years, and provides excellent beachfront housing opportunities for families making less than 60% of CNMI median income.
